What is land subdivision?

The subdivision of land is a process of dividing an allotment of land into different parts, each with separate certificates of title. There are three common types of titles namely; fee-simple, cross lease and unit. Subdividing your property can be a long and expensive process but a licensed cadastral surveyor can help you with it, making the process stress-free.  

 

Why do we need land subdivision?

Land subdivision helps increase the value of your property. By creating multiple lots, the owner can sell or rent out each individual lot, making it a greater return on your investment. 

 

What is our process?

We begin our process with a topographic survey and develop a scheme plan that is essential to design a proposed boundary. We then make sure to get full resource consent and send it to the council. An engineering approval is made along with gaining the building consent, vehicle crossing permit, house setout, height to boundary, as-built surveys, driveway construction, subdivision drainage work inspection and boundary pegging. We also get the TA approval and preparation of the cadastral survey dataset & lodgement for approval with LINZ (223c) & 224c applications. We then do a deposit of the plan and the issue of new title(s).
